The house was extremely cozy, spotless, and beautifully decorated with the perfect blend of traditional charm and modern touches. The swimming pool was sparkling clean and very inviting. Inside, there were two lovely outdoor seating areas, both thoughtfully designed, plus a charming swing that added a playful touch. The location couldn’t have been better—right in the heart of the main area. It’s only a 2-minute walk to Alaqer Wall and about 7 minutes to Nizwa Fort. There are plenty of cafés nearby and even a small supermarket just around the corner, which was very convenient. We received a thoughtful little gift after check-out, which made our experience even more memorable. I highly recommend this place for families or groups—it’s the perfect spot to relax, feel at home, and enjoy exploring Nizwa to the fullest.

It’s a lovely place just on the canyon jebel shams and right at the balcony walk. The room is clean with big windows . The terrace is amazing overlooking the canyon. The host Ali and his wife live just behind and are very kind. They make dinner and breakfast on request ans serve it either in the guest room in their home or on the terrace. We had so much fun chatting with Ali’s family in the evening. Lovely local people . Thanks

Sab Bani Khamis House está en Sa‘ab Banī Khamīs, en la región de Ad Dakhiliyah, y dispone de patio y vistas a la montaña. Esta casa o chalet tiene jardín y parking privado gratis. Amazing location, right at the beginning of W6 trail and very quiet at night. Only a bit difficult to reach if you don't have a AWD/4x4 car. Super nice area to enjoy a barbecue/bonfire. Be aware there is no wifi and signal is limited (not a problem if you are aware of it).

Having previously visited Jabal Shams and stayed elsewhere, I was eager to try this highly-rated option, and it exceeded my expectations. The location is perfect for exploring the area. It's conveniently situated, making it easy to access the various hiking trails and viewpoints that Jabal Shams has to offer. Being close to Al Hamra Village is also a plus for picking up any necessities. The rooms were clean, comfortable, and well-maintained, providing a welcome respite after a day of hiking. The beds were comfortable, ensuring a good night's sleep, which is essential when you're tackling the mountain trails. While I didn't use all the facilities, the guesthouse offered a range of amenities that added to the overall experience. Mr. Ahmed Al Khatri makes sure everything went perfect for us ❤️ The host Roshan was extremely supportive. We are coming back soon and every visit in Jabal Shamas we will stay on this place only because it worth every single moment you spend 😍 Thanks alot for your hospitality Mr.Ahmed Al Khatri. 🙏

Jabal Shams Villa está en Sa‘ab Banī Khamīs y cuenta con vistas al jardín, jardín, salón de uso común y terraza. Great property with an amazing host Mr.Ali who assisted us throughout our stay at the Villa. Ali is a perfectionist and has a keen eye to detail which ensured everything was spotless and in place during our stay at his property. He is also extremely reliable in case you need to know anything about Al Hamra or about the Jebel shams Hikes. Fully Recommend staying here. I was especially recommend it, if you don't have a 4WD like us, since this property is very accessible even with a regular car and has great roads leading upto it.

When we arrived at the property the owner was already waiting for us with the keys. He was very welcoming and helped us with our luggage. Asked us how much water needs to be filled in the swimming pool so that the kids are comfortable. The property was so green, mango trees were filled with ripe mangoes, banana trees, date trees and to add it up it was raining which made it more magical. The property was clean, impeccable and the fridge had mangoes and dates for us. Even the kitchen is filled with utensils so for a family you are not far away from your home
