This charming 2 bedrooms Cottage-Style house is located within the favoured Preston Village area of Brighton, a-stone-thrown-away from Preston Park, offering the perfect escape from the hustle and bustle of city life whilst within touching distance of a range of local amenities. Shops: Sainsbury Local 1 min, Costa Cafe 1 min, Pub 1 min, North Laine about 10 mins on the bus Preston Park, velodrome: 1 min Seafront to The Royal Pavilion, the British Airways i360, the Pier: 10 mins drive/bus By Train: The nearest station is Preston Park, with 5 to 8 minutes walk from the House By Drive: There is a car park that can be used to drop off and pick up just next to the house, please refer to the picture. This car park belongs to The Crown and Anchor Inn and charge parking per day, if you need to rent please pop in the pub and speak to the staff. Thanks Free parking 1. There are plenty of free street parking available on Harrington Rd, Knoyle Rd, Bavent Rd and around, on the other side of London Road with 3 - 5 minutes walk 2. There is a free parking slot between 8pm and 9am up on Home Road very close to the house. 3. Free parking on Home Road during weekends 4. If parking on the Home Rd in the weekdays daytime, there is small charge rate for parking Notes: 1. There is a one-way system on the North Road and the access is from Preston Road. No access from Home Rd.

Please no food and fizzy drinks in the bedrooms. Please do not feed Ms Merryweather, a gorgeous friendly lovely cat of one of the neighbours, as she is on a special diet. Preston Park, formerly part of the Preston Manor Estate, is one of Brighton’s largest parks, with 63 acres of lawns, gardens, a bowling green, tennis courts, a children’s playground and a small pond. Did you know the park stays green throughout the summer months due to Brighton’s lost river?! It’s an underground river which runs under Preston Park, London Road and The Level. Next to Preston Park you also have The Rockery, a beautiful Rock Garden. The park see’s many events throughout the year, from Gay Pride to Brighton Festival, The Foodies Festival and Park Run. About Preston Village has a small parade of shops including a couple of pubs, a Sainsbury’s and a lovely deli/coffee shop The Sandwich Society – a great little lunch stop if you are looking to grab a fresh cup of coffee and a salad box or a delicious sausage roll! Preston Park railway station is close by, with direct links to London Victoria in an hour. Over the last few years Preston Park has become an increasingly popular area to live in, especially ‘The Golden Triangle’ as known to locals, as well as the roads the other side of Preston Drove and the ‘Surrenden’ area, which boast beautiful examples of Victorian and Edwardian homes. The area has some great schools, attracting many families. Stanford Junior School, St Bernadette’s Primary School, Balfour Primary School, Dorothy Stringer and Varndean Secondary Schools.
